The Australian Heritage Motor inn is located in the heart of the city of Dubbo, in the agricultural and farming district of central new South Wales, six hours drive north west of Sydney, 10 hours due north from Melbourne and 10 hours south by South West from Brisbane.Dubbo is ideally located half way between Melbourne and Brisbane on the Newell Highway. It is a thriving regional centre of 40,000 people and servicing a further 120,000 from nearby towns and outback properties.The Australian Heritage Motor Inn is a 23 suite motel, with four cottage style units they call "Gumnut Cottages".  There is adequate parking for both the motel and the cottages, with their courtyard parking, security lighting and cameras installed.

    One to be avoided. Very hard to find words to describe the poor state of this hotel and the filth that was there to welcome you as you walked in the door, that was when you finally found a light that worked. Whilst we didn't have the pleasure of the cockroaches for company, as our travel companions (Hendo67) did, we were greeted with inches of dust, lolly wrappers and cutlery under the beds. The shower turned out to be a challenge as you dodged the peeling paint while watching the water spurt from everywhere else bar the shower head.

    The sad part about it is that the owners are paying someone to apparently clean the cottages, and don't seem to be overly fussed or keen to have you show them the state of the room.

    After now reading Scotty09's review, it would seem that this isn't a one off for this Motor Inn

    We stayed in one of the "Gumnut Cottages" in early January '10.
    From the moment we opened the door we were absolutely appalled.......cockroaches everywhere, dirty dingey floors and furniture. The lounge was so soiled no-one wanted to sit down.
    The cottage had not been cleaned...there were still crumbs all over the table from the previous occupant. Open the bathroom cupboard to be greated by dead and alive cockroaches.
    The bedspreads were old, musty and dingey. Pillows were wafer thin and I reckon as old as the cottage itself.
    TV remote didn't work.
    Friends we were travelling with stayed in the neighbouring cottage and encountered all of the same issues, so this wasn't just a random incident.
    Considering they wanted to charge $200/night, this was an absolute joke. After much debate and showing the manager through the cottage, they dropped the price to $140.
    A backpackers hostel would be cleaner and more comfortable.

    This accomodation was totally misleading. Supposed to rate 4 star, lucky to rate 1.

    This issues we faced were:
    1. Flyscreen hanging from door frame and not secured.
    2. Rooms dirty - floors unclean, windows dirty and window sills full of dirt/dead insects.
    3. Unsafe electrics - wiring exposed, double adapters used on double adapters.
    4. No laundry facilities as advertised.
    5. No Plamsa TV as advertised
    6. No hairdryer as advertised
    7. Mould growing on ceiling in bathroom with paint peeling.
    8. Cobwebs in all rooms
    9. Limited cutlery/ dinnerware available
    10. Broken old furntiture which was stained and dirty.
    11. Outdoor area - unusable, dirty and furniture covered in cobwebs and dust.
    12. Cockroches running across floor indoors
    13. Rooms not serviced for cleaning during our stay
    14. Old ratty linen for beds and toweling.

    Would not recommend the cottages as an option for accomodation in Dubbo.
