    After my boyfriend had a disastrous experience with one of the big builders, I decided I wanted to use a local builder to build my first home. My sales consultant guided me through the entire process, and was always available to discuss any issues I had, which were minimal. I was given a firm estimate of cost and was delighted when on completion, I was actually refunded some money. I was impressed that I was given a 'worst-case' cost estimate in the beginning, when my boyfriend was given an initial price which only increased at every stage, to in excess of $40,000 by the end. Once I was on-site, I was passed on to a supervisor who updated me every week. My boyfriend couldn't ever catch anyone to speak to about the abundance of issues he had - they only called him when they wanted a payment made.
    I could not believe how quickly everything happened - my small home was completed in just 11 weeks! There was barely a day when nothing happened on-site.
    With Hamlan, I genuinely felt cared about, like I was not just another 'job'. Everyone at the company was helpful, even the ladies in accounts who I pestered regularly.
    I understand that everyone has good and bad experiences with builders, but I have nothing but good things to say about Hamlan Homes, and I will definitely build with them again.

    Weve just completed building our second home with Hamlan.
    We found them to be honest and fair from the outset. They realistically predicted our costs in advance of the site surveys and soil tests. Were aware that peoples expectations are different but our standards are very high and on both occasions the process from start to finish was smooth and stress free.
    We really felt that we were clients and not just names on a list and that really counted to us. It was always easy to talk to someone and they kept us regularly updated at every stage.
    We laboriously did the rounds the first time only to find that the bigger Melbourne builders just wanted to lull us into a false sense of security with throw in's only to find the price escalating to cover them! We wouldnt hesitate to use them again in the future.

    I am very unhappy with them.
    I am building in a rural area and contacted Hamlan Homes in Victoria and told them what I needed. I was very direct and said can you do this for me or not, please don't waste my time if you can't.
    I was told that they could.
    I was told that after I paid $1,500 deposit I would get sales contract and plans to take to the bank.
    After 2.5 months I still did not have the promised items.
    Along the way each week sometimes every couple of days the price continued to increase because of various issues.
    In the end I said the price was ridiculous, I was sick of the messing around and I could not go on with the project with them.
    I checked the sales contract.
    The soil test included was not for my block, the pricing for the foundation was based on this faulty soil test and the necessary title information was not included on 2 copies of the sales contract i.e. appropriate page was missing.
    I could not believe the incompetency of this company which I thought was quite established and had a good reputation.
    I wrote a letter to the Management relating my experience to them - requesting my deposit back.
    They did not apologize for one thing that had gone wrong. I was refunded just under $500 and was told that I could use the soil test for my project with new builder and they were out of pocket already.
    I was so upset as I was not given soil test for my property until after my first letter of complaint well after the cancellation of the project and by which time I had already gone with another builder.
    I am very upset that they can get away with this.
    I can take this to VCAT but was told that it could be a year before it would get to court.
    I don't have much money and losing that $1,000 hurts.
    I also cannot understand how builders could treat people like they have me, no customer service at all.
    I would never advise anyone to use Hamlan Homes as my experience has been stressful, expensive and a total waste of time and energy. Keep well away from them is my advice.

    It's all happy, happy until you sign for a build and start having issues, and expect some prompt customer service in resolving them. I couldn't recommend them to anyone unfortunately.
