My biggest caution is addressed to tenants though landlords should draw their own conclusion...Too many rentals under the care of too few staff mean a lot of things. I can tell you from my own experience with this company:
-Often tenants here will find that at 6 months, or contract renewal, that their rent will be increased. Landlords have a low price rental when the property is vacant to compete with the market.
-Maintenance requests which are minor, are as good as under the rug. Especially after a Storm hits rosebud. Get in line, get in the list, follow up frequently you'll be waiting a while.
-Get your paper work in order. You need all correspondence in writing, copies of receipts and email discussions that affect your tenancy in these properties. Write very thorough conditions report and keep copies of all maintenance reports (with photos if you can) you send in, and send via registered post. If you are taken to small claims it will be for your entire bond no matter what little damage you did or didn't do. It's to satisfy a landlord. It stings when you have had ignored requests and are left with no proof three months later, as to what happened. phone conversations should have written follow up references and dates.
-rentals department dodges calls, until the ball in question has finally gotten rolling. So show up unannounced if you're being ignored. And again? note the above. And do research into your rights.
