Well it has been a long 2.5 years for us. We have dogs who have caused some damage which we are more than happy to fix obviously this is our fault however we have plastered and painted and been told it is not good enough. We are regretting signing our new lease in june! We should have known it was an issue from day one when we turned up to collect the keys and the property management forgot we were coming! We were from frankston at the time and had made a long trip to werribee to collect the keys for our move the next day. The front door in our house would not open and the back yard was over grown. We never received a condition report from them but have done our own. They changed the lock on our front door because the lock was the reason the door wAs jammed since then every inspection we are not home for they cant get in! Utterly disgusting. We are handing our keys back in two days... They are so bloody negligent and useless that a big 'TAKE SHOES OFF' sign stuck to our front door to them means 'ALLOW STRANGERS TO WALK ALL OVER PROFESSIONALLY CLEANED CARPET IN MUDDY SHOES'. The company is just incredible. Also, never resign leases! That's for their benefit, not yours!
Another smoke alarm inspection. 8ish weeks after the last one, 3 weeks after a co2 inspection and 12 weeks after a house inspection. I'm seriously ready to tell Guardian Property & Asset Management (1.7 star rating out of 5 from true local, paints the picture...) to completely p**s off. They have incessantly grovelled at our feet for more than the last year by way of auspost to re-sign a lease. I have always thrown that nonsense in the bin. Recently, they moved that effort from post to email. This comes after the CO2 inspection announcement in which we were only informed by way of email, with an abundant list of other tenants on the list displayed publicly; in an incredibly unprofessional display from them from the aforementioned tag, I 'replied all' to this email, stating the incredible lack of intelligence and breach of privacy by listing other tenants' email addresses, of which more tenants agreed it was incredibly unprofessional. During this smoke alarm inspection, the person is standing in my hallway and leaves the front door open!!! I'm told this inspection is 'for my safety' and 'I don't need to be there' for it. No one can be trusted. Guardian obviously won't be able to bring back a dead dog that has escaped, and I highly doubt they'd pay the council fines and pound fees for an escaped dog. Why these people can't synchronise routine things like smoke alarm inspections and CO2 inspections is beyond me. Every other agent I've rented through seem to manage this without an issue. I can only put it down to management evidenced by their poor rating on this site. I expect an eviction letter on Monday for my Email thursday (what you see here is a HIGHLY edited review). However, I have conviction of self, I stand by my comments, and if that gets me evicted, it will hurt them more than I. If I sent them this after moving out though, they wouldn't have to fix things.
Hi Gordon, my name is James and I was the independent contractor who physically conducted the smoke alarm inspection of your property. Although I have no part in the organisational side of the inspections, I do conduct the tests. Your house in particular, I do remember and we had a discussion relating to your greyhound and how they are beautiful dog. I can only say that you were quite friendly in person, so I am quite concerned and confused when you mention the door being left open and dogs escaping/being killed? As per our friendly discussion about your dog, this was not the case whilst we were at your property, so I do hope you were just using that as a reference to what could happen if a front door was left open. When conducting these smoke alarms tests, we always ensure the front door is closed to prevent exactly what you mentioned. As you are aware from experience, its a less than 5 minute process and we are on our way to the next one. Small inconvenience for peace of mind!
Hello James. The fact that I stepped around you to close the door myself does not absolve you of your responsibility to ensure the safety of the property and its inhabitants. Of course the following hypothetical situation was rhetoric. i also do clearly remember you specifically twice doing this inspection, we chatted about greyhounds on both occasions. While I understand that your're paid to perform a task that only take minutes, please understand that if you were to enter my place of residence unattended, at that specific time I would have been breaking six individual legally bound confidentiality agreements with my clients. Their work is spread around my home office and while you consider it a 'minor inconvenience' I call it an absolute detriment to livelihood. You're a nice chap, I don't hold grudges, but mate; you left my front door open, and if these people from the real estate gave a c**p, they'd have been there to supervise instead of giving you keys the day before.
Was renting with them. when i inspected the house it was left in a terrible condition dirty carpets walls tiles etc. i was told that it was going to be cleaned and fixed before i moved in which it was not. now i am moving out a year on and they are trying to make me clean it 100% i got the carpets cleaned and the house fumigated etc and they are carrying on about things like a piece of dirt on a curtain or a piece of hair in the bathroom. they are Effing hopeless trust me if you plan on renting stay away because even your entry report will count for nothing apparently........
I have an investment property that is managed through the Guardian Melbourne team and I could not be more thankful for their services. Prior to moving my investment to guardian, I was dealing with nightmare tenants who never paid rent and we were constantly going in and out of VCAT. Since moving, I have fantastic tenants who are really looking after my property, and the team is consistently updating me with any maintenance and inspection reports and photos. Very impressed with the service at Guardian.
Very disappointing renting experience, we moved in and house wasn't cleaned. At one point we had no heating for 6 weeks, it took so many phone calls, faxes and emails before we finally had the issues dealt with. In 3 months I have only been able to speak to the management once, they do not return my calls.I always ... get told that they are on the phone or out to lunch. If there was an option to give no stars I would Would not recommend renting through them.
