Does the builder have an appropriate licence to carry out the work – he must have at least a bathroom, kitchen and laundry installation or an open builder licence?

Our licence no 1058762 holds an open builder licence and Henri van Roden's licence no 41736 holds a building restricted to wet area renovations licence. We have been licenced for over 28 years.

What references or portfolio of work can you provide to the clients?

Our website has testimonials and a picture gallery of projects completed. We are happy to personally refer you to previous clients.

Has the builder been recognized through industry associations for their work?

We are the most awarded bathroom designer and renovation specialist in Queensland through the Housing Industry Association – 26 awards since 1995. Henri van Roden was a judge for the 2010 awards. We have been awarded the winner of the Queensland bathroom project of the year for 2011, as well as two category winners for Brisbane region and Australian finalist in 2012.

Will the builder explain his specifications and quotation in detail to us and not simply post a quote in the mail?

We do not post or email quotations to our clients; we will meet with you in our showroom and discuss the entire project in detail and assist with fittings and colours selections. If some different plan options are to be discussed, we can email those plans for perusal and decision making before embarking on the quotation aspect. We are happy to provide some indicative costings at our first meeting to ensure our proposal comes within your anticipated budget.

Is the builder also a qualified bathroom designer and will he assist us with the layout, design, fittings and colour selection to ensure we get the best outcome for our new bathroom?

We have been designing bathrooms for 28 years and our chief designer, Maureen van Roden is a certified bathroom designer and foundation member of the kitchen and bathroom designers institute.

How long has the builder specialised in bathrooms – many advertise for a range of other work but do not necessarily have the skills required to complete specialised work involved in bathrooms?

We have been specialising in bathroom, laundries and kitchens for 28 years and have renovated in excess of 1700 bathrooms in that time.

Does the builder perform his work in accordance with the Building Code?

We keep up to date with all Building Code requirements. We are also members of the Housing Industry Association who keep us further up to date with industry trends and requirements.

How much will my renovation cost and if I sell, how do I know if I have overcapitalised on my home?

We will be able to provide you a ballpark budget figure when we first call at your home; for an average price, for most bathrooms where we are completely demolishing and rebuilding, you would need to consider a budget of a minimum of $20000, including the supply of all fixtures and trade work. That may seem a great deal of money but considering the fixtures are like the furniture, floor tiles/carpet and window furnishings of a lounge or media room, $20000 is not an unreasonable amount.

Is the builder providing us with a fully dimensioned floor plan of our new bathroom and a full set of specifications setting out the work and allowed a realistic price for fittings and tiles?

We will provide a fully dimensioned floor plan and a full set of the scope of works specifications with our quotation. Elevation plans can be provided before a contract is signed if required by the client.

For buildings or bathrooms constructed before 1989, has the builder taken a sample of wall/ceiling lining for asbestos analysis?

We will take samples at our first meeting with clients of pre-1989 homes and have them analysed before quoting for all projects. A cost of $50.00 will be charged for an analysis which will give you peace of mind.
