There are 20 Property Management Agencies in Launceston. When searching for ratings on Google, “Harcourts Launceston” is the second last out of twenty with a rating of 3.8 stars (Jan 2022). It says something.
In simple words, whether you are a tenant or a property owner, there are better businesses on the market than Harcourts.
I can’t speak for everyone at Harcourts, but in general, I found that this property management business is not as responsive, not as organised, and is not as caring as it claims to be. I can say that, as I once was a tenant renting through Harcourts for 2 years and later was multiple homes owner renting these properties through Harcourts.
1) Can’t be focused enough to rent an attractive property fast.
The property was advertised for more than 8weeks, and yet no tenants were found. When the ad was posted on social media, the interest was incredible and feedback from some potential tenants was that there were no replies/returns of calls from the agent and no open homes.
2) Unprofessional and unreliable subcontractors
Everything may just work out ok but only until the first issue. When there is an issue like something that requires repair comes it is a massive headache, and the Harcourts team will never make it easier for you. Out of 4 subcontractors/repair services – none did the job to a satisfactory level. Whether it is painting, cleaning, wall repair, plumbing, or anything else. It will need to be re-attended and re-repaired in the end by someone else.
3) Not taking ownership of the issue when it arises
I guess it is always possible to get difficult tenants regardless of the real estate team. Where a great team will shine is when dealing with landlords and tenants in such cases. The important items in such cases are:
· Taking ownership of the problem
· Communicating clear, timely, and with knowledge/experience
· Not taking a particular side, but being unbiased, professional with the right legal and other experts advice available
From my experience, these are not virtues at Harcourts. In my case (one of the examples) I was assured that we will win the case when our case went to the commissioner. To my big disappointment, the case was lost due to “insufficient evidence and lack of information provided” to the commissioner. We won the case later when took it to magistrate court without help from Harcourts.
