Poor Service and Payment

As a contractor, these people are so un professional in their followup and payment its a disgrace. Waiting for payment from this service provider to the owner, since July 2024 for an invoice approved by the owner, followed up by the owner several times and still no payment. They originally advised that they had never received the invoice nor the constant requests and reminders, however I then contacted the owner of the business for followup and they were informed it would be paid within the week...that was 6 months ago! January 2025. I have since spoken with other contractors involved with North Shore Body Corp with exactly the same feedback...poor or no payments forthcoming, complete lack of followup and communication, and an overall lack of care. I will be ensuring that I pass my facts and thoughts onto other contractors and people in the industry.

Poor service, poor management

We had 4 unhappy years’ with Northshore Body Corporate and can’t say we’ve had a more disappointing experience with a service provider. We found them to be inflexible in their approach – despite apparently being in business to provide services to body corporates, their focus is on their own business and actively preventing any scrutiny of dubious practices.

Despite having an agreement which clearly detailed agreed services and additional services, the money withdrawn from our bank account rarely equalled the agreed prices, as well as mystery transactions being made in the favour of Northshore, sometimes it appeared for additional services, sometimes it was unclear what the charge was for. As the body corporate manager has total control over the body corporate bank account, there is no ability for the body corporate to recover those costs without a large amount of effort from the committee in tracking charges. Once discrepancies were pointed out, they mostly were refunded but only after a lengthy email exchange. It became a time consuming task to review our own accounts, compare fees to that agreed to & invoices to their deductions, an additional job we did not expect when appointing an apparently professional service provider.

We also regularly had to chase up payments for invoices because they weren’t paid when requested and we were contacted by tradespeople chasing their money. Another time-consuming task we didn’t expect to have to do.

Northshore terminated our agreement because of the amount of work required to manage our body corporate. Any excessive time was the result of trying to avoid reimbursing overcharging or charging for unauthorised services. When they terminated the agreement, despite several requests for final accounts to be provide to the body corporate committee before the bank account was closed, this was not provided or responded to (yes, there is a statutory requirement for them to do this, but that didn’t seem to matter much), rather we got an email saying the body corporate records were ready to be picked up from their office. When we went through the accounts, we found over $1k in unscheduled fees. Requests for refund were ignored until we involved the Office of Fair Trading and then we were told our monies would be refunded as a gesture of goodwill.

We do not recommend using this company for body corporate services, you will end up spending more time following up with them than you save by having a body corporate manager.
