The company and the Strata Managers and assistant manager for Aspendale Zone (office located 244 Boundary Road Braeside) have failed me in their duty to provide prompt assistance to resolve mould and water damage to my apartment for months, resulting in thousands in lost rental income.
Tried to communicate multiple times over months, calling and emails weekly, and was told things were progressing,
however in the background Strata Management for my building was changing hands to Turnbull Cook.
Alleged that action was delayed until no longer required to manage building.
I am unable to live in my apartment, unable to rent or sell it until damage is fixed, and still paying increasing mortgage repayments.
While preparing my apartment for rent, noticed water damage and mould after furniture was removed. Multiple leaks from the roof from poor workmanship parts not siliconed.
First notified AceBody Corp 23 March 2023 of mould damage to bedroom and water damage to apartment.
The Strata manager I was dealing with left the business end of March, leaving my case managed by assistant with lack of urgency.
Tried to escalate to senior managers but calls and emails never returned. Was told “in a meeting” or “phones are not working unable to take calls”.
5th May 2023 work order approved for Scotia to inspect damage.
New strata manager assigned.
After no contact, went in person to head office 22nd May 2023 and met Strata manager, who initially appeared to be helpful.
Was told 29th May 2023 that insurance had been contacted and have 10 days process time.
8th June 2023 was told insurance had been approved and works would commence soon.
No further action for 19 business days until I followed up on 6th July 2023.
Claim form received 12 July 2023, dated that it was signed on 10th of July 2023 by strata manager.
Was told Flex Insurance will contact me shortly.
When no response after a week I called Flex Insurance directly and no claim number was in system. The claim form was not sent. I had to lodge the claim myself.
In hindsight I should have lodged the claim myself at the beginning instead of trying to do the right thing by Ace Body Corp process.
Filed a formal complaint letter and was replied to with an email from the assistant manager “thanks for your email. Please be advised that we no longer manage this property. Thanks!”
Have contacted legal team and will assess my options with Consumer Affairs and VCAT.
